Dealing With an Uncooperative Landlord

Generally, most landlords appreciate good tenants and deal with them in a timely and reasonable.  There may be times, however, when the owner of your Tampa FL home is unresponsive to your request for necessary repairs, and you know you need to take action of some sort.

Where to start?  First, familiarize yourself with the Residential Landlord / Tenant Act of 1973, RCW 59.18 which clearly details your rights, for rentresponsibilities, and legal remedies   You should also carefully you’re your lease and research your state and municipal laws governing tenant-landlord relations before taking any kind of action against the landlord of your Tampa FL home.  Free legal advice is available to you at Just Answer.com or other similar online sites.

It is important that you ignore suggestions from well-meaning friends who advise you to withhold rent, have the repair done by a professional and either charge it to the landlord or deduct the cost from your rent, or break your lease.  Each of these options may well be viable, but only if done in a manner prescribed by law and thoroughly documented.

Once you have done your research and are knowledgeable about your rights, create a plan and follow it carefully.   

  • Make your request for a repair to your Tampa FL home in writing, unless it's an emergency that requires immediate action. Detail the problem, how it affects you, and what you want done and when.
  • If your landlord fails to remedy the problem, build your case. Take pictures. Have a professional assess the problem and estimate repair costs.
  • Consider calling state and local building or health inspectors if repeated requests are ignored.
  • File a lawsuit. Suing your landlord should be a last resort action. However, if the need arises, you should not hesitate. Contact your county court clerk to briefly describe your problem and identify the proper venue for filing a lawsuit. Your state may also require arbitration or mediation before allowing the lawsuit to be heard. Bring witnesses to the trial if they will strengthen your case. Present an organized case with all of your documentation. Do not stray off topic or let your anger and frustration control your actions in court.
  • While it is comforting to know that you have rights as a tenant, do not forget that you also have a responsibility to follow federal, state, and local ordinances in your quest for a solution to your problem.

Tampa FL Foreclosure Trends - March 2013

In March, the number of properties that received a foreclosure filing in Tampa, FL was 6% lower than the previous month and 29% higher than the same time last year.

Pre-foreclosure activity dropped 31.5% from February and decreased 21.3% from March 2013. The number of Auctions increased 93.0% from February and increased 123.5% from the previous year. Bank-Owned properties decreased 24.4% from February and increased 60.6% from the previous year.

Hillsborough County real estate sales statistics for March 2013 show the average sales price increased by 14% to $189,022 for the month when compared to March 2012. The number of homes sold increased by 11% in March 2013. The median sales prices increased by 20%, and market times decreased 17% or 26 days.

Location & Parking

The event is located at 1208 East Kennedy Blvd, Tampa FL 33602.

 Please plan to Park at the parking garage located at Grand Central at Kennedy.

For Directions to Grand Central and for more information on additional parking please visit www.tampabaymarkets.com.

15 Food Trucks will park on Madison Street. Short films and live music will rotate every 1/2 hr and local beer will be provided by the Pour House in the courtyard at Grand Central.

Fast Facts to keep in mind when planning your arrival:

  • Please plan to expect waiting in line for your orders. While the food is worth the wait, it does not come fast because it is not "fast food".
  • These are full blown restaurants on wheels and food is made to order.
  • Plan to experience more than one food truck. Everyone serves something different so ordering small is key.
  • Most people stand and eat at Food Truck events. If you are one who likes to sit, there is limited seating for the movies so come early for a good spot or feel free to bring your own folding chair.
  • Consider it similar to tailgating!
  • Be sure to bring cash for your purchases, there is an ATM on site inside the courtyard area. Vendors appreciate small bills vs 10's & 20's.
  • Some trucks do take Credit Cards but many do not.

Mortgage Options For Your Tampa FL Real Estate

As the owner or potential owner of Tampa FL real estate, there are two currently popular options re: your mortgage that you might want to consider:  early payoff and/or shorter term.  As mortgage rates sink deeper into record territory, many homeowners are in a position to explore the mortgagepossibilities of paying off or paying down their loans or choosing a 20, 15, or even 10 year term rather than the traditional 30.

As with most any financial transaction, experts disagree about the advantages and disadvantages of an early payoff.  Most, however, will tell you that the decision to pay off your Tampa FL real estate mortgage early should be based on a number of factors, including:

  • Your ability to sustain your desired lifestyle during retirement. If using your savings to pay off the mortgage, don’t forget to give yourself a financial cushion for life’s inevitable surprises.

Keeping clarity in this situation means focusing on your needs, budget, and lifestyle. Each option has its advantages and disadvantages, and only you can determine which is better for your circumstances.

  • Because many new communities are being constructed in outlying areas, you should think about increased commuting distance, time, and expenses.  Think, too, about proximity to stores, medical facilities, schools, friends and family, and community amenities.

  • Because consumer tastes have changed over the decades, newer Tampa FL homes have fewer but larger rooms and include spacious kitchens, great rooms, and multiple large bathrooms.  Although an older home may have smaller rooms and less storage space, they usually offer more interesting architectural features and a cozy feeling.

  • Existing homes usually cost less per square foot due to escalating land costs in new subdivisions. New homes are often built in outlying areas where the municipalities need to charge higher taxes since there are fewer families to pay for basic services. Additionally, newer homes are often subject to assessment fees for amenities the family may or may not use.
  • On the other hand, maintenance and/or repair expenses for older homes can be quite costly
  • Builders may offer buy-downs, which can save thousands of dollars of mortgage expense over the lifetime of the loan, while the seller of an existing Tampa FL home may be more willing to negotiate a lower asking price.
